Michelgroup entwickelte die Re-Development Strategie, die Architektur und das Nachhaltigkeitskonzept in Zusammenarbeit mit Transsolar für die Neupositionierung einer Liegenschaft aus den 60e- Jahren in der Greater Zurich Area. Dabei handelt es sich um ein Gebäude, bestehend aus einem Podium-Baukörper mit mehrgeschossiger Tiefgarage, auf welchem ein turmartiger Baukörper platziert ist und einer Fläche von insgesamt ca. 30.000 Quadratmeter (einschließlich Tiefgarage: ca. 45.000 Quadratmeter).
Der Planung für die Neupositionierung liegt ein Layout zu Grunde, das Tageslicht in die den bestehenden Podium-Baukörper fluten lässt und somit die Möglichkeit vielfältiger und flexibler Nutzungen eröffnet. Der Ersatzneubau für den Turm in Holzhybrid-Bauweise schafft Raum für neue Arten von Nutzungen wie Forschungseinrichtungen und Labore. Das Grün der Umgebung setzt sich im Inneren fort und wird Brücke zwischen Aussen- und Innenraum. Der öffentlich zugängliche Grünraum auf dem Dach des Podium-Baukörpers ist ein Ort der Ruhe und Entspannung. Dieser Ort eröffnet, auch durch seine Sichtbeziehungen und gastronomischen Angebote, eine neue Aufenthaltsqualität. Die Liegenschaft wird durch diese Entwicklung zu einer Adresse, welche weit über die Mieterschaft hinaus Beachtung finden wird, und zu einem wertvollen Stadtbaustein im Quartier.
Dieser Transformationsprozess veranschaulicht, wie sich Generationenverhalten und Nutzungen entwickeln, und wie sich dies in unserer gebauten Umwelt widerspiegelt.
Basis der Planung ist ein in Bau und Betrieb CO2 neutrales, und der Circular Economy zugehöriges Gebäude.
Michelgroup developed the re-development strategy, architecture, and sustainability concept in collaboration with Transsolar for the repositioning of a 1960s property in the Greater Zurich Area. The property consists of a podium structure with a multi-story underground parking garage, on which a tower-like building is placed, covering a total area of approximately 30,000 square meters (including the underground parking: approx. 45,000 square meters).
The repositioning strategy is based on a layout that allows daylight to flood into the existing podium structure, creating opportunities for diverse and flexible uses. The replacement of the tower with a hybrid timber construction opens up space for new types of uses, such as research facilities and laboratories. The surrounding greenery continues into the interior, forming a seamless connection between indoor and outdoor spaces. The publicly accessible green space on the roof of the podium structure serves as a place of tranquility and relaxation.
This space, through its visual connections and gastronomic offerings, enhances the overall quality of stay. Through this transformation, the property will become a distinguished address that attracts attention beyond its tenants and establishes itself as a valuable urban asset within the neighborhood.
This transformation process illustrates how generational behavior and usage patterns evolve and how these changes are reflected in our built environment.
The project is based on a carbon-neutral building in both construction and operation, fully aligned with the principles of the circular economy.
