In fall 2024, the URBAN EIGHT project was reopened in a prime location in Ulm‘s Bahnhofstrasse. The building, which was constructed in the 1980s, was redeveloped to create a contemporary urban building block. In addition to the complete refurbishment of the existing building fabric and a three-storey extension, the property was converted from a single-tenant to a multi-tenant building. The new mix of uses includes retail, space for users from the healthcare sector and office space. With its new orientation as a multi-use property, it is an enrichment for the city and its immediate surroundings. The diverse types of use make URBAN EIGHT a focal point and a further building block for the qualitative development of the city center.
By preserving and upgrading the existing reinforced concrete structure, a very large saving in bound CO2 is achieved compared to a new building. The focus of the sustainability strategy is not on energy efficiency, but on emission efficiency and social sustainability for the building‘s users. In the course of the extension, a generous green space will be created on level +4, which will increase the quality of stay for users and visitors and create an attractive green retreat in the urban environment.
The existing façades of the base building were renovated and the main façade facing Bahnhofstrasse, which is over 50 meters long, was opened up at certain points. Daylight can now also enter
